Phase I ESAs in Nevada

The ASTM/AAI framework does not replace Nevada-specific record research. Define the property, investigate its history, and identify the agencies with relevant files before drawing conclusions from a database search.

Where do Nevada environmental records come from?

NDEP provides public-record request information and an online document search. Program coverage and the availability of underlying files vary. Relevant tank, release, waste, and local permit records may need separate requests. A search returning no documents is not proof that no environmental activity occurred.

Las Vegas and Henderson properties

Confirm whether the property is within Las Vegas, Henderson, North Las Vegas, or unincorporated Clark County before requesting local records. Building, fire, planning, and environmental records may come from different custodians. Historical commercial, industrial, fuel, and dry-cleaning uses should be evaluated where the evidence supports them.

Reno and northern Nevada properties

Establish the correct city or county jurisdiction and examine the actual property history. Industrial, fuel, waste-management, and mining-related activities can require focused records where relevant; these concerns should not be assumed for every northern Nevada site. Confirm field availability, travel, and any separately licensed investigation work in the proposal.
