Phase I Environmental Site Assessments vary depending on property size, location, and characteristics. ESAs adhere to ASTM E1527-13 and fulfill the requirements of All Appropriate Inquiries.
Phase II Environmental Assessments vary depending upon the scope of work, size of the property, media sampled (e.g. soil, water, air) and identified environmental concerns. Phase II Environmental Assessments include a report with findings and recommendations summarized and prepared by a licensed Professional Geologist.
Environmental Transaction Screen costs are variable depending on property size, history, and location. ETS reports are appropriate for properties with prior Phase I reports that have had continued and documented low-risk use. ETSs adhere to ASTM E1528-14 and typically do not include regulatory agency records requests. These reports are typically utilized as an update to prior assessments that found little to no environmental risk.
Limited Environmental Site Assessments are variable depending on property history, location, and current operations. LESAs are appropriate for properties with prior Phase I assessments, a simple historical use timeline, and known environmental risk. These reports are frequently utilized as an update to prior assessments at a property with higher-risk operations.
Dry Cleaner Audits and Dry Cleaner Inspections are visual and regulatory audits of current dry cleaning tenants. These assessments are frequently utilized by landlords and business owners to ensure that compliant operations are conducted at dry cleaning businesses. Because dry cleaners are frequently tagged as an environmental condition in environmental assessment reports, a history of dry cleaning audits that ensure that no chlorinated solvents were utilized on-site and that all operations have been compliant adds a level of assurance for lenders, insurance agencies, and landlords.
