Resolving a historical tank concern
Former lumber yard and hardware store · Los Angeles, California
A 1989 historical map depicted a tank and pump whose contents and configuration were initially unclear. Fire Department records indicated no historical underground storage tanks at the property, and redevelopment building permits did not indicate grading or filling.
Subsequent environmental sampling confirmed no impacts associated with the former tank feature. The drawing was determined to represent an aboveground propane tank associated with commercial lumber yard and hardware store sales. The assessment resolved the concern through historical research, agency records, and sampling evidence.

Looking beyond a closed tank-release case
Former underground storage tank release · Southern California
A regulatory case review identified that vapor intrusion had not been fully evaluated and that the investigation had not addressed all potentially impacted environmental media, despite the case appearing as closed.
The report recommended a Phase II ESA before purchase and requested that the prospective buyer obtain closure documentation from the owner demonstrating unrestricted land use. These recommendations addressed unresolved human-health concerns and informed the buyer’s environmental due diligence and evaluation of potential CERCLA liability protections.

Reevaluating a former dry cleaner
Historical dry-cleaning use · Southern California
A former dry cleaner had been determined not to pose a risk in a 2013 evaluation. Review using current screening criteria identified soil-gas impacts above commercial/industrial screening levels.
No documentation of abatement, remediation, or installation of a vapor intrusion barrier during redevelopment was identified. The review highlighted an unresolved vapor intrusion concern and the need to reassess earlier conclusions against current criteria and documented site conditions.

Downtown high-rise apartment building
Phase I Environmental Site Assessment
A Phase I ESA identified historical underground storage tanks remaining intact in the basement of a downtown high-rise apartment building, along with evidence of prior releases. A Phase II environmental investigation was proposed to evaluate potential human-health risks.
Industrial electronics manufacturing facility
Environmental Audit
An environmental audit identified open containers of unidentified solvents in a flammable-storage cabinet, presenting fire and inhalation risks. Recommendations included improved housekeeping, updates to the Spill Prevention, Control, and Countermeasure (SPCC) plan, and renewed employee training.
Multi-tenant light industrial complex
Phase I Environmental Site Assessment
A Phase I ESA evaluated a light industrial complex spanning multiple tenants and parcels. A comprehensive review of available environmental records provided documented resolution of all environmental concerns identified during the assessment.
Plastics recycling facility
Phase I Environmental Site Assessment
A Phase I ESA evaluated traditional industrial environmental concerns at a plastics recycling facility and addressed emerging questions related to microplastics and facility best management practices (BMPs).
Brew pub at a former fueling station
Phase I Environmental Site Assessment
A Phase I ESA evaluated a former fueling station with a leaking underground storage tank (LUST) case in an area with limited historical agency records. The assessment confirmed the former tank case’s closed status, removal of former septic systems, and the property’s continued compliance with applicable closure standards at the time of assessment. The property now operates as a brew pub.
Long-established auto sales and service facility
Phase I Environmental Site Assessment
A Phase I ESA identified evidence of oil disposal directly onto the ground and pooled waste vehicle fluids at a long-established auto sales and service facility. The findings prompted an initial investigation that led to an ongoing remediation case.
Multi-property residential portfolio
Phase I Environmental Site Assessments & Property Condition Assessments
Phase I ESAs and Property Condition Assessments (PCAs) were completed for a portfolio of multi-tenant residential properties on an expedited schedule to meet escrow deadlines.
Large-scale industrial property portfolio
CEM Support & Signing Assessor
Support for a large-scale industrial property portfolio included Certified Environmental Manager (CEM) services and signing-assessor responsibilities.
Commercial retail property · California
Phase I Environmental Site Assessment
A Phase I ESA was completed for the refinance of a commercial retail property in the Lake Tahoe area of California. The assessment met a short escrow deadline.
Retail and restaurant property · Owner-to-tenant sale
Phase I Environmental Site Assessment
A Phase I ESA supported a for-sale-by-owner transaction involving the sale of retail and restaurant space to an existing tenant. Historical research was complicated by limited records access and changes to street names and property numbering. Local historical society records and other specialized sources reconstructed the property’s use history without historical data gaps.
Large multi-tenant, mixed-use shopping plaza
Phase II Environmental Site Assessment
Historical dry-cleaning operations involving tetrachloroethylene (PCE/PERC) equipment were identified at a large multi-tenant, mixed-use shopping plaza. The findings prompted a Phase II ESA to investigate potential impacts associated with the former operations.
Historic residential building with ground-floor commercial use
Environmental Due Diligence
An evaluation of a building predating the San Francisco earthquake and fire used historical resources to reconstruct the property’s use history without historical data gaps. The review identified long-term dry-cleaning operations on the ground floor of the residential building.
Oil production facility and abandoned storage tanks
Environmental Assessment & Investigation Planning
An evaluation of an oil production facility addressed abandoned aboveground storage tanks (ASTs). The work included coordination of a sampling and assessment plan to investigate the identified concerns.
Fruit packing and distribution facilities
Agricultural Environmental Due Diligence
Environmental evaluations of agricultural fruit packing and distribution facilities supported a multi-farm due diligence package.
Dairy farm with historical agricultural operations
Agricultural Environmental Due Diligence
A dairy farm evaluation addressed historical concerns involving dip tanks, offal burial, biosolids, manure ponds, milk-barn hydraulic systems, and pesticide and herbicide use. The review considered the environmental implications of these specialized agricultural operations.
Historical industrial corridors and multiple parcels
Environmental Due Diligence
Evaluations of historical industrial corridors supported multi-parcel due diligence for SBA transactions and properties associated with EPA Brownfields grants.
Full-service hotel within a regional contamination plume
Environmental Assessment & Human-Health Risk Review
An assessment evaluated a full-service hotel within the footprint of a regional contamination plume identified as a recognized environmental condition (REC). A human-health risk evaluation determined that the plume did not pose an immediate risk associated with continued hotel use at the time of evaluation.
Former dry-cleaning plant
Phase I & Phase II Environmental Site Assessments
Phase I and Phase II ESAs identified a large-scale release at a former dry-cleaning plant. The findings led to ongoing cleanup of impacts to soil, soil vapor, and groundwater.
